Hager Investments LLC (HI) believes in and complies with the letter and spirit of all relevant Fair Housing Laws. We will not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.
HI uses the following guidelines for renting all residential properties, unless otherwise noted:

Applicants required to have minimum of 2 years stable employment history. Supporting documentation should be provided to HPM within 24-36 hours to ensure rapid processing.

Applicants required to have minimum monthly gross income equal to 3 times the property monthly rent.

Applicants must provide 3 year of previous address information.

No prior evictions

No felony criminal convictions.

Applicants must pass a background and credit check. HI uses a third-party vendor to process our applications. This third-party company charges for background and credit checks.

All applications must provide the supporting documents requested to HPM within 24-36 hours to ensure rapid processing.
REQUIREMENTS TO HOLD PROPERTY:
We require a non-refundable $200.00 deposit to hold properties. When lease is signed the $200.00 will then be applied towards any required security deposit.
Deposits and the first month rent will need to be paid in CERTIFIED FUNDS. Keys and access to the property will not be delivered until all payments are received.
renting a property
HI has the following expectations when renting all residential properties, unless otherwise noted in the tenant lease agreement:

Rent is due the 1st of the month (regardless of move-in date) and is late if not paid by that day. A late fee will be charged if rent is not paid by the 5th.

HI will conduct periodic walk-through inspections of the property during your tenancy. We may take photos and/or videos of the property inside and out. Tenants will receive appropriate notice of inspections but are expected to comply with this request.

Tenants are required to have all utilities in their name before move-in. Any utilities billed to HI will be assessed additional processing fees.

Tenants are required to carry Tenant Insurance for their Personal Property and Tenant Liability ($100,000 minimum) and Loss of Use. This protects the Tenant from damages to their property and protects HI from damages caused by the tenant's actions or inaction. It is inexpensive and very valuable to the Tenant. We will offer links and can refer you to qualified insurance agents if requested.

All maintenance request should be made as soon as possible to avoid unnecessary damage to the rental property.

Tenant is responsible for all normal and expected maintenance, damage, or repairs to the property under $200.
PET POLICY
HI follows the policy below, unless otherwise noted, for all properties in regards to tenants and their pets:
